Palghar, Boisar Poised for MMR鈥檚 Next Urban Growth Wave

Palghar and Boisar are set to become major real estate and industrial hubs in the Mumbai Metropolitan Region (MMR) with the government鈥檚 plan to establish a third airport in Palghar. This proposed airport, along with the upcoming deep-water port, Mumbai Trans Harbour Link, and bullet train corridor, is expected to drive rapid urbanization and attract both businesses and homebuyers. 

The Maharashtra Airport Development Company (MADC) has begun a pre-feasibility study for the airport, positioning Palghar as 鈥楳umbai 3.0鈥� 鈥� an extension of the city鈥檚 expansion. Real estate developers see this infrastructure boost as a catalyst for demand across residential, commercial, and industrial sectors. 

Boisar has already gained popularity due to its affordable property rates and well-developed social infrastructure, including schools, hospitals, malls, and commercial centres. The government鈥檚 plan for a sports complex in North Mumbai is also expected to spur employment and further urban development. 

The idea of a third airport in MMR has been under discussion for years, with earlier proposals considering Kelva-Mahim and Dapchari as potential sites.
