The Goa real estate market is currently on a roll. Strategically located, the state is attracting a multitude of projects ranging from beach apartments, bungalows to villas by prominent builders and investors. A major portion of this demand stems from North Indians who prefer to buy either a quadruplex or a sea-facing bungalow in the state; this has also led to a spurt in property prices. Major locations witnessing frentic development activities include Dona Paula, an upmarket suburb of Panaji and Morjem.

Upcoming residential properties

鈥淭he demand for residential properties in the state is slow but steady,鈥� states Jennifer Rodrigues, Sales Executive, Crossroads Realtors Pvt Ltd. Properties ranging between 1,000 sq m to 1,200 sq m and comprising 2BHK apartments are currently in demand. For instance, Crossroads Realtors is developing its residential project, Crossroads Elite, in Panaji. This project comprises three blocks of G+2 floors having 26 apartments of 1/2/3BHK with amenities like a gym, clubhouse, swimming pool, amphitheatre, etc. Some of the other upcoming residential projects in the state include:

Casa Bonito Villas: This project by the DecoLive Group at Assagoa offers 3/4BHK villas with amenities such as a club house, gymnasium, swimming pool, etc. These villas range in sizes between 127.78 sq m - 239.18 sq m.

DLF River Valley-Residences: This is DLF鈥檚 new residential project launched at Dabolim. It offers 2/3BHK apartments in sizes ranging from 735 sq ft - 1,730 sq ft.

Seascapes: Ranging in sizes between 1,746.03 sq ft -2,264.12 sq ft, this residential project is being developed by Umiya Developers at Sancoal. It is being designed to offer 3BHK row houses.

Upcoming commercial developments

According to a recent survey by property consultancy firm, the commercial property market in Goa has undergone a paradigm shift especially with conglomerates buying large spaces for offices and shopping arcades. Also, there is a huge availability of industrial and commercial property in the state leading to many international brands setting up their showrooms here. The report also states that Goa is set to be amongst the most attractive hospitality markets in the next three years with several upcoming projects.

However, amongst its commecrial projects, the major ones include:

KBJ La Casa Bella: This project by KBJ Hotels at Bardez comprises a 111-room five-star hotel as well as a restaurant club, spa, banquet hall and casino. The project is likely to complete in the following two years.

Market Complex: Goa State Infrastructure Development Corporation plans to construct a market complex at Pima in Bardez. This is likely to complete in 14 months.

IT Park: EDC Ltd will develop an IT Park at Patto Plaza, Panaji. The project, slated to cost Rs 50 crore, will include a shopping mall, entertainment zone, a multiplex and an apartment hotel and health and restaurant facilities.
