Bhopal civic body's affordable units may be disposed off under PMAY

Bhopal Municipal Council (BMC) is seeking bids to 'dispose' a huge number of built housing units under Pradhan Mantri Awas Yojana (PMAY)-Urban since it has been unable to locate beneficiaries for its affordable housing projects.

By the end of 2022, the city hoped to have provided 106,000 dwelling units. "Sale of other constructions like LIG and MIG units covers for low-income housing units granted to beneficiaries under PMAY plan. Demand has not met expectations in three of these programmes. "The BMC will choose an RERA-approved marketing agency or personnel to sell unsold flats," said Chandra Pratap Gohal, BMC's assistant commissioner..

Aside from LIG and other housing choices, the city government is also seeking offers to purchase non-slum EWS (1 BHK) units in Bhopal's 12 Number Stop area. Additional constructions in this area that have not met expectations are at Bajpayi Nagar and Ganga Nagar. He also stated that the HFA's Agency for Disposal of Housing Units will receive a 1% commission..

In 2016, five AHP vertical sites were identified: Kokta, Shyam Nagar Part III, 12 Number Stop Slum Cluster, Bajpayi Nagar, and Ganga Nagar. .

According to experts, the issue of many unwanted units is primarily socioeconomic in nature. "An example is my experience at Kokta HFA. BMC has backed off on maintenance. Some paid for maintenance, while the majority did not. "If the dwelling had been more separated during the DPR stage, BMC would not have had trouble selling apartments in some of the places close to prime real estate," said an urban consultant..

A total of 5856 EWS, 2088 MIG, and 1152 LIG were planned at a cost of Rs 836 crore. Since the scheme's inception, the emphasis has been on recovering the discounted rate of building of houses for EWS through affordable housing units of LIG and MIG flats..
