Coimbatore govt to increase limits of LPA to 2,500 sq metres

A few office-bearers of Confederation of Real Estate Developers Associations of India (CREDAI) Coimbatore told the media that the state government plans to increase the approval limits of the Local Planning Authority (LPA) from 1,500 sq metres (m) to 2,500 sq m to reduce the approval time for building constructions.
Previously, it took six months to get approvals, and now, the expected time is three months. The president of CREDAI, Gugan Elango, said that earlier, builders had to go to Chennai to get approval for buildings above 1,500 sq m which took about six months to complete the process. Now, LPA can approve building plans up to 2,500 sq m, which takes three months for the whole process.
He also said that the state government had been positively considering other demands, such as creating the Coimbatore Development Authority like the Chennai Metropolitan Development Authority. CREDAI seeks the state government to convey a single-window system to give approvals in 30 days for setting up a new firm.
About the industrial growth, builders said that the housing demand in Coimbatore is fine since there are only some completed housing projects waiting for the sale, and many projects are quickly taking shape to meet the housing demand.
Despite the Covid-19 pandemic, ongoing projects are progressing. According to the office-bearer, nearly 80% of the migrant labourers, who form the bulk of the workforce, are available for work. All the workers are vaccinated to ensure safety at the workplace.
The builders are trying not to raise the prices of raw materials such as steel, cement, concrete, and sand to the customers, the office-bearer said.
