MHADA to take up redevelopment of Patra Chawl in Goregaon

The Maharashtra Housing Area Development Authority (MHADA) is set to take over the redevelopment of Goregaon West's Siddharth Nagar (Patra) chawl.

The state housing department issued a government resolution (GR) ordering MHADA to finish the stalled redevelopment and hand over tenements to the 672 tenants and 306 citizens who won allotments through the authority's lottery system. Rent arrears will also be paid to the tenants.

MHADA is also directed to use all legal means to ensure that it receives its legal share of the redeveloped area, according to the GR. Siddharth Nagar spans 47 acres, and the developer, Guruashish, is accused of selling land parcels to nine other developers without MHADA's permission. After the comptroller and auditor general (CAG) pointed out the discrepancies in counting the actual area, the case went to court.

The Bombay High Court and the National Company Law Appellate Tribunal (NCLAT) are currently hearing the case.

The cabinet approved the Johny Joseph Committee's recommendation, allowing MHADA to sell flats at market rates as a one-time concession to recoup redevelopment costs. MHADA will also be given a floor space index of 4 for the undeveloped area.

MHADA must obtain state approval before issuing a letter of intent for redevelopment to a developer for any of its layouts, according to another GR issued by the housing department.
