Rajasthan Govt provides relaxation for building affordable houses

The Rajasthan government has provided relaxation to the developers developing affordable houses under the public-private partnership (PPP) mode in the state.
The decision was taken after the speed to build affordable houses comprising the economically weaker section (EWS) and lower-income group (LIG) slowed down due to current policies, which became a barrier in attaining the goal of 4,200 homes. Along with giving setback relaxation to build multi-storied affordable homes on private land, the government has also given relaxation in granting permissions.
An official told the media that for a building having a height up to 45 meters, the developers would be given a 6 m setback. For this, there will not be any need to ask for approval from the state government. Also, the urban improvement trusts (UITs) and development authorities (DAs) can give a height approval up to 30 m and 40 m respectively at its level without asking for a higher nod.
On May 31, 2017, an order was released in this respect. In this, listed architects were authorised to approve the projects. But, on July 17, 2018, an order was released in which UITs and DAs were given rights to give height permissions, instead of architects due to which the process was delayed.
In a recent order released, the project approved between 2017 and 2018 by the architects will not need the state government鈥檚 clearance again. The state government aims to achieve the construction work after taking a loan from the Housing and Urban Development Corporation Ltd (HUDCO).
After the successful allottees of Chief Minister Jan Awas Yojana and the affordable housing scheme failed to deposit installments during the pandemic, many projects were delayed. The projects will be achieved after taking the loan. The department will take a loan of Rs 200 crore to achieve these projects. While Rs 160 crore will be spent to build the pending 19,244 homes under Jan Awas Yojana, Rs 40 crore will be spent on developing 4,112 affordable houses.
