TN construction engineers to face action for building norm violations

The Tamil Nadu government is making plans to roll out the deemed approvals for the construction applications that are based on self-certification. In the case of any violation of the sanctioned plan will result in a penalty for the same. All registered professionals, engineers among others executing the construction will also be facing the consequences.

The penalty and punishment for the same are currently being decided by the government, ahead of the launch of the initiative that aims at avoiding any delay in the issuance of planning permits.

The deemed approval will be starting with the construction of residential plots of 1000-1200 square feet. According to the builders鈥� association鈥檚 observations, this move will assist in acquiring the checks and balances for the schemes offering easy planning approvals on the self-attested applications.

According to the TN Housing and Urban Development Department sources, the penalty can lead to the cancellation of planning permission for the constructions along with a fine.

For registered professionals who are engaged in the construction might face the suspension of their respective registration. For launching the deemed approvals for construction applications that are based on self-certification, an amendment is required by the Tamil Nadu Combined Development and Building Rules, 2019.

The registration of construction professionals with the CMDA and the DTCP is mandated by the TN Combined Development and Building Rules. Approximately 1,857 professionals have been registered as construction engineers and engineers of several grades including I, II, and III. Also in the past three years, approximately 452 architects have been enrolled as registered professionals.
